It has been a while since we have touched back on this topic, and given summer is a season where many transactions take place in the real estate market, we thought it could be a good idea to remind upcoming homebuyers of the process behind a future purchase.

 

 

 

 

 

A mortgage broker is an important person to visit, as they will help you look at all the realistic financial options for the homes you are interested in, and their connections with many lenders can go a long way in helping you secure the mortgage. As discussed before, a mortgage pre-approval is necessary to move forward with the next steps. A broker would explain all the details about the dos and don’ts, cans and cannotts, as it is a complicated process.

 

 

How are your purchasing habits and paying back debts? This becomes critical in the mortgage acquisition process. Your potential lender and mortgage broker will refuse to loan you money if you have a poor credit score. You need to prove to them that you have stable finances so that they are confident enough you will also pay your mortgage back, and on time! The vetting of the credit score is not meant to stop you from purchasing a home, but it puts the homebuyer and lender on the same wavelength as to whether your financials are strong enough for the foreseeable future.

 

 

Lastly, and just as importantly, before you even begin the 1st step to purchasing a home, study the Ottawa real estate market! You need to develop an understanding of average home prices, how the past was and how the future may be. Finding an available home in the market is hard enough, and one you will want to move into is even harder.
