Whether you are on the buying/renting side or selling/renting out side of apartments and houses, one of the biggest factors in the person’s decision is how the photos of the place are presented. Photos play a great deal on how the person wanting to rent or buy a house will perceive their selection of interest, and whether they will want to proceed with a viewing.

As the person who wants to get the money out of this transaction, you want to make sure to have the highest quality and as-honest-as-possible photos on your listing. A viewer who is impressed with the photos will most likely get in contact with you about wanting to come and view the place.

If you are new to this, or have made the unfortunate errors before, here are some tips on getting the best quality pictures.

1) Use a tripod. Top quality professional pictures will require the use of a heavy camera, which would be tiring to carry around the house, and the tripod will also help keep its balance and not having to use the force of your arms to keep the machine steady.

2) Bring several flashes. Depending on the size of the rooms you will be in, natural light will be different, so one or several flashes will be important to get the best quality photo.

3) Speaking of light, the artificial lamps which you will want to bring will likely need their own support.

4) A wide angle lens. These will usually come along with the brand of camera you will be using. However, the wider the lens, the better. Recommended ranges are usually 10-18mm, 16-35mm and 24-70mm.

5) Have a signed contract. This is meant to be for a completely different category. If you are solely a photographer for real estate with a range of clients, do write and sign a contract with the agent that books you. Sole verbal agreements can lead to complications and working overtime without having planned it. Set a written contract, specify objectives and other details, have them sign a copy and then get to work!
